  • Became licensed as a Real Estate Agent in 1978 and immediately began listing and selling residential, rural residential, farm, ranch, agricultural, and commercial properties.
  • Joined Real Estate World Services in 1979 and have since attained numerous continuing education credits in Real Estate and Real Estate Appraisal courses.
  • Provided Property Evaluation and Appraisal Services since 1979 under the trade name “ROY SOMERS EVALUATIONS”.
  • Completed all education and experience requirements for the “Market Value Appraiser” (MVA) designation in 1998.
  • Attained membership with The Canadian National Association of Real Estate Appraisers (CNAREA) and was awarded the “Designated Appraiser Residential” (DAR) designation and changed registered trade name to “ROY SOMERS APPRAISALS” in 2004.
  • Became licensed as a Certified Real Estate Appraiser with The Real Estate Council of Alberta in 2004, when professional certification and licensing requirement became law.
  • Completed all education and experience requirements and was awarded the “Certified Appraisal Reviewer” designation in 2006.
  • Completed all education and experience requirements and was awarded the “Designated Appraiser Commercial” (DAC) designation in 2009.
  • Completed all education and experience requirements and was awarded the “Canadian Personal Property Appraiser” (CPPA) designation in 2010.
  • Continue to hold a Real Estate Appraiser license and Real Estate Associate license in the Province of Alberta through The Real Estate Council of Alberta with well in excess of 600 hours of real estate and appraisal specific education, continuing education, and professional development courses.

Certification and Licensing

Legislation requiring that all real estate appraisers in Alberta be Professionally Certified, Insured, and Provincially Licensed with the Real Estate Council of Alberta became law on October 1, 2004.

I am a Certified, Insured, and Licensed Real Estate Appraiser in the Province of Alberta.  I am also a Designated Certified Licensed Member of The Canadian National Association of Real Estate Appraisers (License #0479-16).  CNAREA is a professional appraisal association, which requires that designated members adhere to a mandatory continuing education and professional development program.  I am presently in compliance with that program and have completed all requirements and regulations.  All Designated Members of The Canadian National Association of Real Estate Appraisers must abide by the Uniform Standards of Professional Appraisal Practice (USPAP) as promulgated by the Appraisal Standards Board of the Appraisal Foundation.  These standards are the international benchmark of the appraisal profession.

I have completed all of the education, training, and experience requirements for the Market Value Appraiser (MVA), Designated Appraiser Residential (DAR), Certified Appraisal Reviewer, Designated Appraiser Commercial (DAC), and Canadian Personal Property Appraiser (CPPA), professional appraisal designations.  I have over 37 years of active experience in the appraisal, valuation, marketing and sale, of Residential, Rural Residential, Commercial, Farm, Ranch, and Agricultural Real Estate.

Real Estate Appraisers

 

Anyone performing real estate appraisal services in the Province of Alberta must hold “An Appraiser Licence” with the Real Estate Council of Alberta, and by means of law, membership with an approved professional appraisal association such as The Canadian National Association of Real Estate Appraisers (CNAREA) is a mandatory prerequisite.

The Canadian National Association of Real Estate Appraisers is a national, not for profit, independent association that certifies and regulates professional real property appraisers in Canada.  The Canadian National Association of Real Estate Appraisers also has a formal alliance with the National Association of Independent Fee Appraisers, the most prominent not for profit association of Professional Certified Appraisers in the United States of America.  The Canadian National Association of Real Estate Appraisers is an internationally recognized professional appraisal organization.

The requirements to attain Professional Designated Membership with CNAREA are as follows:

DAR - Designated Appraiser Residential

  • completion of 3000 hours of full time appraisal experience under the training of a qualified supervisor, over a minimum of 2 years
  • completion of a minimum 300 classroom hours of specified appraisal education administered by CNAREA
  • hold a university/college degree, or equivalent
  • successfully complete the DAR final examination and report review
  • DAR members are permitted to perform appraisal and consultation assignments of residential properties, consisting of no more that four (4) housing units.

DAC - Designated Appraiser Commercial

  • must have attained and hold the DAR professional designation
  • completion of 5 years full time appraisal experience
  • completion of a minimum 400 classroom hours of specified appraisal education administered by CNAREA
  • hold a university/college degree, or equivalent
  • successfully complete the DAC final examination and report review
  • DAC members are permitted to perform appraisal and consultation assignments of ALL types of real property including Residential, Industrial, Agricultural, and Commercial.

Certified Appraisal Reviewer

  • must hold the DAR or DAC professional designation
  • completion of 30 classroom hours of specified review appraisal education administered by CNAREA
  • successfully complete the review program final review examination and examination report
  • Certified Appraisal Reviewer members are permitted to perform appraisal review assignments for ALL types of real property appraisal reports including residential, industrial, agricultural, and commercial.

Professional Designated Appraiser members of the Canadian National Association of Real Estate Appraisers must maintain a program of continuing education and review to retain their professional designation and membership in the Association.  Each Designated Appraiser member must complete a minimum of twenty-eight (28) hours of appraisal education every two (2) years and submit two (2) field or working appraisal reports every year for review by the Education Committee.
